ListTrac Alternative: When Portal Views Are Not the Whole Seller Update (2026)
ListTrac counts views. Sellers ask about showings, feedback, comps, and what you did this week. What a ListTrac alternative needs to cover, and where Beacon fits.
TL;DR: ListTrac is a traffic counter for listings, and a good one where the MLS and the IDX vendors have installed its code. Its seller report is a Monday email of views, visitors, inquiries, and shares. What it never contains is the part sellers ask about by week two: who came through, what they said, what changed around the house, and what you did. Beacon builds that report from the listing address, with the portal views included. Keep ListTrac if your MLS gives it to you and views are all you need. Use Beacon if the update has to answer "what happened this week" instead of "how many people clicked."
Why agents go looking for a ListTrac alternative
The report stops at views. ListTrac's product reference describes the seller email precisely: a summary of the last 30 days of views, visitors, inquiries, saved listings, and shares, sent each Monday, "even if there is no activity." Its documentation covers active and under-contract listings and nothing on showings, open houses, or marketing activity. Sellers who get a views-only email for a quiet week are getting a data point, not an update.
Coverage has holes. ListTrac only sees a site that has installed its tracking code. Stellar MLS, which includes ListTrac for members, states that "more website vendors still need to add the code." Zillow declined to install it back in 2015 and pushes its own numbers instead. A seller comparing a ListTrac count with what Zillow shows them will notice.
Nobody opens it. In February 2026 WAV Group, an industry consultancy, called the ListTrac seller report a "secret weapon" and in the same piece described agent adoption as "stubbornly low." A report the agent does not send is not a seller update.
It is analytics, not communication. The email arrives from a system. There is no written summary, no showing feedback, no line from you. Sellers can tell.
What ListTrac does well
If your MLS includes it, it is free, and it aggregates views from more than 80 MLS systems, the major portals that report to it, and a long list of broker and IDX sites. The comparable-listings benchmark (similar homes within a mile) is a useful sentence for a price conversation. The automatic Monday email is sustainable forever because it asks nothing of the agent. As a floor, ListTrac beats silence.
What Beacon is
Beacon is the automated seller report that shows sellers everything you are doing to sell their home, built from the listing address, no MLS required. Type the address, click create, and the report exists: photos, property details, portal views, comps, showings, your social posts, and an AI-written summary. It refreshes weekly, drafts the seller email for you, and ships as a link or PDF under your brand. Showing confirmations and feedback from ShowingTime, Aligned Showings, and BrokerBay flow in through a unique inbox address. Posts about the listing on Instagram, YouTube, and Facebook match to it automatically, so the seller sees how far each post traveled.
Pricing is by active listings: $99 a month for up to 5, $149 for 10, $199 for 15, $249 for 25, unlimited team members and admins, a 12-month price lock, and a free 7-day trial.

The differences that matter
What the seller reads. A ListTrac email answers one question: how many. A Beacon report answers the questions that follow it: who came, what they said, what a comp did on Thursday, and what you did about it. On a listing with showings, the showing feedback section is the part sellers read first, and ListTrac does not have one.
Where the data comes from. ListTrac depends on every portal and IDX vendor installing its code, which is why its own MLS partners describe gaps. Beacon starts from the address and adds the sources the seller cares about most, showing services and social, through connections you set up once.
The sending. ListTrac's automatic Monday email is more automated than Beacon today. Beacon refreshes the report weekly and drafts the email, and a person clicks send. We think that click is worth keeping for now (the seller hears from you, not a system), and full auto-send is on the roadmap. If untouched automation is the deciding factor, ListTrac wins that line.
Price. ListTrac through your MLS is free. Beacon is $99 a month and up. The difference buys the sections ListTrac does not have and a report your coordinator can run for the whole team.
Who should keep ListTrac
- Your MLS includes it and your sellers are satisfied with a views email.
- You already send a written weekly update by hand and want a free traffic number to paste into it.
- Your listings get few or no showings, so the traffic count is most of the story.
Who should switch to Beacon
- Sellers ask about showings, feedback, and the market, and your update has to answer them.
- You market listings on Instagram, YouTube, or Facebook and want the seller to see that reach.
- You run a team and want one coordinator sending complete reports for agents who will not log in.
- Your MLS does not offer ListTrac, or the numbers it shows disagree with what your sellers see on Zillow.
What Beacon does not do
Beacon is not a CMA or pricing tool. It does not send the report by itself yet; auto-send and MLS comps are announced for the roadmap and not shipped. It is not free. And it is a seller-side product only.
Switching from ListTrac
Nothing to migrate. ListTrac keeps running if your MLS includes it; Beacon runs beside it from the first listing.
- Start the free trial and create a Beacon for one active listing.
- Forward showing-service emails to the listing's inbox address.
- Connect your social accounts once.
- Add your team and admins at no extra cost.
- Send the first weekly report; the email is already drafted.
Jennifer Vaughan of Dwell Real Estate has run a $2.995M lakefront listing in Greensboro, Georgia through Beacon for nine months. The report has tracked 5,404 views on that listing, 5,068 of them from its YouTube video, alongside the broker tour, brochures, and showings her seller would otherwise never have seen. Frequently asked questions
What is a good ListTrac alternative?
It depends on what is missing. If the gap is showings, feedback, comps, and your own marketing work, Beacon covers all of them in one weekly seller report built from the listing address, alongside portal views. If you only need view counts and your MLS includes ListTrac, keep it.
Is ListTrac free?
Usually, through an MLS. Stellar, Bright, OneKey, Miami, SmartMLS, Canopy, and others include it as a member benefit. Direct pricing exists in some markets: ListTrac's own landing page lists $9.99 a month for agents, Miami REALTORS tiers it from $9.99 to $29.99 by listing count, and GAAR brokers pay $20 a month since free access ended in 2024.
What does a ListTrac seller report include?
Views, visitors, inquiries, saved listings, and shares across portals, MLS systems, and IDX sites over the last 30 days, benchmarked against comparable listings within a mile, emailed to the seller each Monday, even in weeks with no activity. It does not include showings, showing feedback, open houses, or a log of the agent's marketing work.
How is Beacon different from ListTrac?
ListTrac reports traffic. Beacon reports the listing: portal views plus showings and feedback from ShowingTime, Aligned Showings, and BrokerBay, comps and price changes, your social posts matched to the listing, tasks, and an AI-written weekly summary with the seller email drafted. Beacon is $99 to $249 a month by active listings; ListTrac is usually bundled by an MLS.
