Beacon vs. North Reports: Two AI Seller Reports, Compared Honestly (2026)

Both build an AI seller report from a listing address. They differ on what arrives automatically, what you paste in by hand, how the seller receives it, and what you pay per active listing.

TL;DR: Beacon and North Reports are the two products in this category that start from a listing address and write the seller's summary with AI. North Reports is cheaper per active listing, has a public API with Zapier, and bundles a CMA tool, buyer reports, and 3D tours. Beacon does more of the report without you: showings and feedback from three showing services, social posts matched to the listing automatically, a weekly refresh, and alerts when a comp cuts its price. Choose North Reports if you want an API, a CMA, and the lowest per-listing price. Choose Beacon if you want the report complete on a Tuesday when nobody on your team typed anything in.

What arrives by itself

This is the line that decides most evaluations, so it gets the most space.

North Reports' own onboarding copy is candid: "Zillow and Realtor.com APIs only provide views and saves from the past 30 days. For Homes.com, Redfin, Trulia, and Local MLS, enter your totals directly from each platform." Social posts go in one at a time by pasting the URL. Showings can sync from ShowingTime if you add a North email address as a contact on the listing; otherwise they are typed in. The result is a report that looks complete and is complete, provided someone on the team keeps feeding it.

Beacon's model is that the feeding is the product. Showing confirmations and feedback from ShowingTime, Aligned Showings, and BrokerBay land in the report through a unique inbox address. Posts you make about the listing on Instagram, YouTube, and Facebook match to it after a one-time connection, no URL pasting. Portal views refresh with the weekly report. Tasks the coordinator logs get credited in the summary.

Where North Reports is stronger on data: the ZIP-level market pulse (demand rating, inventory, days on market, price reductions) is a section Beacon does not have, and the 3D tour and floor plan embed is a nice touch on a luxury listing.

How the seller gets it

North Reports: the agent clicks Publish, gets a mobile link, and shares it by text or through a connected Gmail account with a short AI-drafted note. We found no scheduled or automatic seller cadence; the report is a live link the agent refreshes and re-sends.

Beacon: the report refreshes weekly on its own, the seller email is drafted, and you or your coordinator send it with one click, as a link or a branded PDF. We do not auto-send either, and we say so on every page. The difference is that the weekly rhythm is built in rather than remembered.

Price per active listing

North Reports wins this section and it is not close. At $99 a month, North Reports allows 12 active reports; Beacon allows 5 listings. At $249, North Reports allows 40; Beacon allows 25. North Reports also starts at $67 for 3 reports and discounts annual plans to 11 months. Beacon starts at $99, locks the price for 12 months, and has no annual discount.

What Beacon charges for is the automation above: showings, social, weekly refresh, events, Seller Pulse, Portfolio. If your team already enters that data by hand and does not mind, North Reports is the cheaper way to get an AI summary on top of it.

Who should choose North Reports

  • You want the lowest cost per active listing, or you carry 26 to 40 listings on one account.
  • You want an API, webhooks, or Zapier so reports flow into your CRM or a custom workflow.
  • You want a CMA tool and buyer reports inside the same subscription.
  • Your team is disciplined about entering portal totals and pasting post URLs, or your listings do not get much social or showing traffic anyway.

Who should choose Beacon

  • Your sellers ask about showings and feedback, and you want that section filled in without anyone typing.
  • You market listings on Instagram, YouTube, or Facebook and want the reach in the report automatically.
  • You run a team with a coordinator who sends for agents who will never log in.
  • You want to know the morning a comp cuts its price, not at the next report.
  • You want a weekly rhythm built into the product rather than a link you remember to refresh.

What we could not verify about North Reports

Its site is a single-page app, so most facts on this page come from the rendered homepage, the public demo report, and its developer documentation, all read on September 23, 2026. We found no published customer count, no launch date, no independent reviews, and one testimonial. We do not know whether it licenses any MLS data; "Local MLS" in the demo is a field the agent fills. If North Reports publishes numbers we missed, we will add them.

What we will not claim about Beacon

Beacon has no public API, no CMA, no buyer-side report, no ZIP-level market index, and no annual discount. It does not auto-send. Auto-send, auto-added listings, and MLS comps were announced on our August 2026 live session and have not shipped.

Frequently asked questions

What is the difference between Beacon and North Reports?

Both generate an AI seller report from a listing address. Beacon pulls showings and feedback from ShowingTime, Aligned Showings, and BrokerBay automatically, matches your Instagram, YouTube, and Facebook posts to the listing without pasting URLs, refreshes the report weekly, and adds Beacon Events alerts, a Seller Pulse survey, and a Portfolio page. North Reports adds a CMA tool, buyer reports, 3D tours, a ZIP-level market pulse, and a public API with Zapier, and its onboarding asks you to enter Homes.com, Redfin, Trulia, and MLS view totals by hand and add social posts by URL.

How much do Beacon and North Reports cost?

North Reports: $67 a month for 3 active reports, $99 for 12, $149 for 25, $249 for 40, 14-day trial, annual plans at 11 months' price. Beacon: $99 a month for up to 5 active listings, $149 for 10, $199 for 15, $249 for 25, 7-day trial, price locked 12 months. Both include unlimited team members. Per active listing, North Reports is cheaper at every tier.

Does North Reports send seller reports automatically?

Not on a schedule that we could find. The agent publishes the report to a shareable link and emails it through a connected Gmail account with an AI-drafted note. Beacon refreshes the report weekly and drafts the seller email; a person sends it with one click. Neither product auto-sends today.

Which is better for a team with a listing coordinator?

Beacon was built for that workflow: one admin creates and sends reports for the whole team, agents connect social once and never log in, and showings arrive through an inbox address. North Reports also offers unlimited team members and adds an API for teams that want to automate around it.
